High-End Kitchen Remodeling Sevierville TN: ROI for a Home vs a Rental
Search for high-end kitchen remodeling Sevierville TN and you will get pages of pictures. What you will not get is a straight answer on whether the money comes back. That depends on one question we ask before anything else: is this the house you live in, or the house you rent out? The kitchen might end up looking the same either way. The reason to build it, and the way to judge whether it paid off, are completely different. We are LoneStar Installations LLC, a licensed general contractor in Sevier County, and this is how we walk through it at the table.
High-End Kitchen Remodeling Sevierville TN: Two Different Math Problems
A primary residence earns its return once, on the day you sell. A short-term rental earns it every night it is booked. Those are different math problems, and the honest answer for one is often the wrong answer for the other.
If it is the house you live in
The national cost-versus-value figures for 2026 are clear and a little humbling. A minor kitchen refresh, meaning new cabinet fronts, new hardware, updated appliances and maybe new counters, recovers about 113 percent of its cost at resale. A major high-end remodel, where the layout changes, the cabinets are custom and the surfaces are premium, recovers somewhere between 36 and 60 percent.
Read that again. The modest remodel is the one that makes money. The big one does not, at least not on paper.
That does not mean you should skip the big one. It means you should do it for the right reason. If you are staying ten years, you are buying a kitchen you will cook in every day, and the resale number is a side effect. If you are selling in two, do the refresh, keep the layout, and put the difference somewhere else. We will tell you which one you are looking at before we write a proposal, even when the smaller job is the right answer.
If it is a rental cabin
A rental kitchen is a business asset, so the question is not what a buyer pays for it later. It is what a guest pays for it tonight. The kitchen is usually the second most studied room in a listing after the view, and groups of eight to twelve people cook in these cabins. A kitchen that seats the whole group at the island, has a real range and photographs well supports a higher nightly rate and better reviews. Multiply a higher rate by the nights you actually book in a year and the remodel looks different than it does on a resale chart.
Two honest cautions. First, a kitchen does not fix a weak location or a run of bad reviews about cleanliness. Second, the finishes have to survive strangers. High-end in a rental means durable first and pretty second. We wrote a separate piece on the ten guest-proof choices for a rental kitchen if that is the house you own.
What High-End Kitchen Remodeling Sevierville TN Looks Like Right Now
The request list is consistent. Full-height cabinets in white oak, hickory or maple, run to the ceiling so there is no dust shelf on top. Quartz or quartzite counters, often in a marble-look pattern that reads timeless in photos. Wide-plank flooring, either real wood in a light stain or a quality vinyl plank that can take a wet boot. A statement island with seating for at least four, a deep single-basin sink and a built-in microwave so the counter stays clear. Three layers of light: recessed cans, pendants over the island and LED strips under the uppers.
For a primary home, we suggest spending on what your hands touch every day. The faucet, the drawer glides, the counter you lean on. For a rental, spend on what the camera sees and what a guest cannot break by accident. Same list, different order.
Permits and inspections, either way
Any remodel in the city that touches wiring, plumbing or walls runs through the MyGovernmentOnline portal. You set up an account, submit plans for the kitchen and pay the permit fees the system calculates. The contractor has to be registered in the portal too. Sevierville builds to the 2018 International Residential Code, and the inspector comes twice, once at rough-in before the walls close and once at the end. Requirements change, so check current ones with the city building department. When we run the job, we handle this part.
